Project overview
The proposal involved the extension, renovation and restoration of an existing house within the Heaton Moor Conservation Area. The property required removal of historic low-quality extensions and their replacement with a new extension to the property, the re-ordering of spaces and works to make existing poor-quality spaces useable; the extension was suitably detailed to be sympathetic to the existing building and the prevalence for brickwork detailing within the area.
The project aims were to improve the living accommodation, access to the garden spaces and a lack of light into several areas, and corrections to elevations from previous works. The existing house needed to make far better use of its internal and external spaces, including improvements to vehicle parking and garage access, along with improvements to the overall external appearance.
The client brief was to improve those aspects along with several improvements to the internal accommodation.
HNA’s design allowed for the re-ordering of the ground floor space, improved access to the garden, the ‘opening-up’ of the stairwell and the creation of a new atrium light-well.
Improvements to the basement levels provided a cinema, study room, kitchenette, bathroom and games room areas. The design also allowed for the rationalisation of the first and second floor bedroom accommodation, including the creation of several en-suite bedrooms (one a full main bedroom suite), a laundry and a roof terrace.
Externally the property was re-pointed, windows were replaced and several window openings altered to the correct proportions. Internally insulation was introduced to make significant improvements to the thermal performance, whilst period details were retained or introduced to restore the property to its original character/ Overall, the works created an efficient and warm yet modern house design that sits perfectly within the conservation area.
